90th Anniversary Highlights Warmington's Deep Roots, Strong Foundation.

Warmington is celebrating a big year in 2016. It’s our 90th!

You may know that Warmington started out as a custom home builder for movie stars and executives in the Los Angeles area, but you may not realize that the very first Warmington company was founded in 1926. To put that in context, think about this: Calvin Coolidge was President, the Great Depression hadn’t happened yet, World War 1 was simply The Great War as WWII was still more than a decade away and Disneyland was still an orange grove in Anaheim!

To be sure, the Warmington group of companies has been through a lot over its 90 years as a real estate organization. And like most of us, the group has gotten wiser with age. Taking that experience and building on it has been the foundation of our success. Today, Warmington is a full-service group of real estate companies that maintains expertise in residential home building, entitlements, community development, apartment construction, acquisitions, interior design, options management, and apartment and commercial property asset management. The group is comprised of Warmington Residential, Warmington Properties, Chateau Interiors & Design and Studio Chateau.

>>Anniversary Fun Fact: Dick Van Dyke, an American icon, also is celebrating being 90! We are proud to share this milestone with him and also to have a shared history as well. In the 1970’s Warmington was lucky enough to count him as a spokesman for a time. He thought very highly of Warmington and its commitment to excellence and did some promotions on our behalf. Warmington built many homes for movie stars but getting to work with Dick Van Dyke definitely was a high point and a huge benefit to us having ties to Hollywood!

NFL to TWG - Former NFL Player Joins Warmington's Land Acquisition Team


Our land acquisition team is growing and has welcomed a real team player. Former quarterback, Scott Covington, who played five seasons in the NFL for the Cincinnati Bengals and the St. Louis Rams, has joined the Southern California Division of Warmington Residential as Director of Land Acquisition.

While his career as a professional football player is notable, what really impressed us about Scott is his track record. As a broker with experience in both commercial real estate and residential land acquisition previously working with DR Horton and The Hoffman Company, Scott brings not just his brawn to our team, but a set of strategic plays that will foster our goal of acquiring new land deals.

With the addition of Scott, Warmington’s land acquisition team also includes Tom Hildebrandt, Dean Maners, David Pitts, Justin Brewer, and Natalie Heimstra in Southern California; Ryan Gerding and Ciyavash Moazzami in Northern California, and Greg Oberling in Nevada.

Warmington remains very focused on and is aggressively pursuing new land deals throughout Southern and Northern California and in Southern Nevada, the three regions in which Warmington Residential is active.

Supporting land acquisition is our Forward Planning team, which includes Craig Moraes in SoCal, Don Babbitt in NoCal and Scott Reddie in Nevada. Once in the pipeline, this group performs feasibility studies for new projects and manages all aspects of entitlement from city approval through final engineering and product design.

Justin Brewer: NextGen Executive Committee Chair in 2016

After a two year history as a member of the BIAOC’s NextGen Committee where he served as Philanthropy Chair and spearheaded the annual “Doo-Doo for Diapers” charity event that raises funds for homeless families with young children, Warmington’s Director of Land Acquisition, Justin Brewer is moving up!

Throughout 2016, he is serving on the Executive Committee as Chair, leading this group as it provides its members with professional development, education and meaningful networking opportunities in order to support their growth in the home building industry.

Justin says this is a group intended for younger individuals who maybe don’t have a network set up in the industry. NextGen has monthly networking and educational opportunities including

  • Morning Buzz Meetings - Learn from industry leaders in a round-table setting.
  • Office Hours - Network with your peers at a no-host happy hour.
  • Site and Land Tours - Learn about the land, construction and design processes from leading builders.
  • Book Club - Participate in quarterly networking meetings with both your peers and an industry mentor. Book Club is for members only.

Nevada Division Debuts New Homes and Apartments

With 400 homes in five new single family neighborhoods and more than 600 units in three separate apartment communities now under construction, the Nevada division is in the midst of a building boom.

In southwest Las Vegas, model homes at Westbury and Ridgehaven opened in January. Models are currently under construction at Vistaview which will begin selling homes April 9th, and Rockpointe models are just getting underway and have a slated opening date of June 2016.

These newest communities join Desert Ridge in Mesquite near the Oasis Golf Club where homes have been selling since last year.

In addition to the brand new Martin Apartment Homes, which began leasing units in February, construction is underway at two additional apartment communities in the Southwest. Through a partnership with FPI Management, Warmington also is leasing and managing approximately 1,000 apartments within four other Las Vegas apartment communities including Chandler, Parkside Villas, Everett, and The Clubs at Rhodes Ranch. Warmington Properties handles the asset management on all multifamily communities.

Just a few months after opening their models, both Annie Street in Daly City and Talamore in Fremont are in a closeout phase.

Both neighborhoods offered the advantage of highly desirable locations and spacious floorplans. Both also were intimate collections with 22 and 16 homes respectively and presented a limited opportunity for new buyers. With strong appeal and limited quantities, homes at Annie Street and Talamore were well received and quickly sold.

This year, Warmington will introduce two single-family home neighborhoods within Wallis Ranch, a 186-acre master planned community developed by Trumark Homes consisting of eight neighborhoods. There will be a total of 806 attached and detached homes along vernacular architecture, a community recreational and social center, open spaces, public parks and public art installations.
This spring the first of two Warmington neighborhoods will launch in Wallis Ranch’s first phase, which is slated for April 30th soft opening. Driftsong at Wallis Ranch is located next to a park and the Kindred House, an open air community center. In the fall, Warmington will introduce a collection of courtyard-style attached homes at Trestle at Wallis Ranch, which is set adjacent to Kindred House.

During the first three months of 2016, Trellis has been Esencia’s fastest selling neighborhood out of the eight that are active.

Trellis’ detached, modern farmhouse inspired designs, excellent location near Esencia Farms and Canyon House within Rancho Mission Viejo’s planned community of Esencia, and attainable price point have made this a popular choice among new buyers.

In late 2015 Meyers Research included Trellis in its list of 10 new communities that “Brought the Wow” by offering the latest and greatest in product design, marketing techniques and extra features.

Trellis, which debut in Q4 2015, is now selling in its second to last sales phase. The community includes a total of 62 homes that range in size from 1,512 to 1,899 square feet. Prices start from the high $500Ks.

In mid-May, Chateau Interiors & Design will have a brand showroom and office spaces.

Moving just about a mile from its existing location on Bunsen in Irvine, Chateau’s business offices and its 6,000-square foot showroom will now be located at 15615 Alton, Suite 150, also in Irvine, just off the 405 at Irvine Center Drive. This new space offers enhanced efficiency, state-of-the-art technology and will be chock-full of product, offering new home buyers a huge array of designer selections from which to choose. Studio Chateau, Warmington’s options management software company, also will maintain office spaces at this new location. With their move and new location both Chateau Interiors & Design and Studio Chateau plan to debut some additional and exciting brand updates that will be announced very soon. Stay tuned!
In addition to this new 6,000-square-foot main office/showroom on Alton in Irvine, Chateau Interiors & Design also maintains a 3,000-square-foot regional showroom in Corona and a 2,100-square-foot regional showroom in Las Vegas, Nevada. Between the three locations, it serves approximately 600 new home buyers annually on behalf of Warmington as well other large and mid-size builders in Southern California.
The building on Bunsen that Chateau Interiors & Design and Studio Chateau are vacating is part of Warmington Properties’ commercial portfolio, and is currently in escrow with a June closing planned.
